Rocky Point Update message to buyer

After writing to this prospective buyer/renter, I realized this would be a good informative article:
Hi (Miss buyer), thank you for your patience. Bottom line, Rocky Point is happening!
We had the real estate graduates celebration last night, I’m on the board and needed to be there, the Mayor was there, our President of our association, lots of students, 26 new licensees, they’re moving here to sell and rent and do business because the market has picked up quickly. There are properties that have been on the market even up to 3 years, now are selling. Rentals are harder to come by and when they do come on the market, they are snatched up. So you do run the risk of finally getting a rental, then 6 months later, you may start your home search, but the way things are going, your options may be limited. My job is to tell you the truth and these market conditions are crazy. In fact the rentals that you see on my site, may not be available by October. I know you said maybe a little earlier than that you could start, but it may not be early enough and I don’t want you paying for something you can’t use. So this is a start at least, The link below is to a San Clemente gated community, just came on the MLS hotsheet this morning, pet friendly, furnished, pool, these are hard to come by. It’s in the price range that people want and these go fast. This won’t last til October, it will get rented most likely by next weekend, that’s how fast the market has been moving.  
What type of price range are you looking for when you are considering your purchase? Do you need financing? Do you want a rental income opportunity? I have some ideas for you, I can send the links. Just wanted you to see what the market has now, the best deals, one I know of with owner financing. It’s sad when I have a client that sees something they like, they don’t pull the trigger, then the deal is already gone. My job is to show you reality so you can make an informed decision, whenever you do rent or buy.

And I like this home, the rental opportunity and especially the large, paved patio. It’s lovely.  Also great that the infrastructure has been redone. I see potential here. You really have given me a new idea about looking for a property with rental possibility.
The finance deal sounds reasonable, too. As far owner finance, do you have any idea what kind of interest rate she’s planning? I think I read that Mexico property loan rates presently range about 6.5-9%… is that applicable to Rocky Point???

Rocky Point Trees

Even though we are in a desert region, “where the desert meets the ocean”,  Puerto Penasco-Rocky Point has alot of trees!! Every time I drive around town, I see beautiful big shade trees, small trees, manicured trees, trees that are formed into shapes. Last year as I drove around, I took photos of stop signs and wrote an article about it. Now is the time to show the trees! Enjoy.

Mermaid and Pirates Rocky Point

The Mermaid Market and Mermaids and Pirates event was last weekend. Was a successful event as always, and it’s getting larger, more people attending. Lots of food and entertainment. Cajun food by The Satisfied Frog, and the Jambalaya was awesome! It had shrimp, crab, chicken and sausage, yummyyy!! Plenty of entertainment, singers and performers and the Bayou Brothers Cajun style band. The weather was incredible as it always is in April. Rocky Point birthday party

IMG_3116I attended a birthday this weekend for the 3 year old daughter of my real estate closing attorney, Leticia Marquez. her daughter Isabella loves Minnie Mouse and was dressed like her, so you can see the decorations are all about Minnie, including the piñata, a very large one! So many cool things, a bouncy house (inside and safe) pink decorations, a taco stand, carne asada and pastor with all the trimmings, a cupcake display, cookies, chocolates, so many treats, and my favorite: cream cheese with raspberry/chipotle and Ritz crackers. WOW!!! I attended an open house last night to view a home at the Costa Diamante gated community. OMG!!! This home is spectacular, I took several photos of the event. It is a brand new listing not mine, but I would love to find a buyer for the wonderful  agent and their owner/seller client. The Case for Retirement in Mexico

Puerto Peñasco’s sandy beaches are accessible and affordable.

Puerto Peñasco, Mexico, was an unknown fishing outpost until the 1920s when Arizonan John Stone opened a hotel and casino targeting Americans who wanted to escape prohibition. Today, this town is known as Puerto Peñasco in Mexico and Rocky Point north of the border. Surprisingly, it got its English name first, in 1826, from a retired Royal Navy admiral who was in the area scouting for precious metals. In the 1930s, the Mexican president renamed the town Puerto Punta Peñasco, later dropping the “Punta.” download

Perhaps the biggest appeal of Puerto Peñasco to American retirees is that this spot is only 62 miles from the U.S. border. That’s just over three and a half hours by car from Phoenix, Arizona, or six hours from San Diego, California.

We Americans often overlook Mexico, because it’s right next door. Sometimes it feels too convenient to qualify as a retire overseas destination. However, that convenience factor is exactly why certain spots in this country can be perfect for both expat retirees and second home owners.
