Ready to give Rocky Point a chance? Keep on reading, and learn why you should at least visit it. But, once you do – you will want to move there. Just saying!

A bit about Rocky Point

Rocky Point or Puerto Peñasco, as many people call it, is one of the most popular Mexican tourist destinations. And for a good reason. One of them being that it is the closest beach to cities such as Tucson and Phoenix. And if you live in one of them, why not visit this heaven on Earth at least once in your life? It will surprise you. We promise! Rocky Point is located between the majestic sea of Cortes and the Sonoran Desert, and if you are someone who enjoys natural beauties – why wait? The largest active dune field, Great Altar Desert, volcanic shields with lava flows, giant craters… They are just the beginning of it all!

 

Rocky Point is about 60 miles from USA border but it is declared to be a part of border ‘’free zone’’. What does that mean to you? Well, you will be able to visit it without having to obtain a vehicle permit. Apart from being so close to the USA, this town attracts visitors from California, Nevada, and Arizona for many other reasons. One of them is fishing. If you are ready to put a stop to everyday stress and rush, you should definitely take some time off and come to relax. Sit back in your chair and start fishing. There is no need for all that anxiety. Not when you visit Rocky Point.

Living in Rocky Point

No matter how old you are or what your interests are – Rocky Point is always the right choice. Living in it is not only fun but also affordable. And if you are a young professional looking to work from home (or from the beach perhaps), why not move here? It is quite close to the USA and once you get nostalgic you will be able to visit your family with ease. But, trust us, you won’t have to. Everyone will want to come and visit you.

You don’t have to be young to live here. Rocky Point is diverse and welcomes everybody. Do you want to retire here? Good! It is a great choice. Enjoy your freedom!

How to move?

Moving isn’t easy. No matter how many times you did it before. It is complicated and time-consuming. And you will need all the help you can get. But, first, you will have to find a house for yourself. Give it some time and thought, and you will find a place to call your own sooner than you think.

Make a plan

Making a solid strategy is a must. It will make this whole process so much easier on you. So, get a notebook and start writing everything down. There are many things you will have to consider, and the sooner you start preparing, the better. You can even make a moving checklist or install an app on your phone. Do whatever you need to do in order to plan and prepare for your relocation properly.

Gather packing supplies

No. You will have to think about your belongings as well. Do you know how to transport your belongings to Rocky Point in a safe manner? Let us give you a hint. You will need some packing supplies. Try to find some before your moving day comes close and save yourself the trouble. That is, if you want to move stress and hassle-free. You can never know exactly how many boxes you might need, and starting early can prevent many troubles.

Packing

Start by sorting your belongings. Get rid of old items that you don’t use or need anymore. You can sell, donate or give away some of them. It is really your choice. But, keep in mind – the less you have to move, the easier relocation will be.

Sonora Driver License Rocky Point Cruz Roja

I made the plunge to get my Sonora driver license. It’s a process for sure, start out early and bring a lunch!

First go to the fiscal dept to get the application.

First stop is the Cruz Roja. SIDE NOTE: What I discovered was this: Monday through Friday from 10am to 1:30pm, they have a doctor there for consulting, so if you have an urgent need or just want a consult, they charge 100 to 200 pesos ($6 to $12) based on ability to pay and there is someone that translates. The doctor and Cruz Roja splits the fee.

They offer orthopedic braces etc for a donation, then you can return them. Irma is the director and you see her for the driver license inspection. She weighs you, gets your height, has you read the eye exam, sees if you look fit to drive, then stamps the document. She is very sweet but take your translator if you need to. Fill in the blanks as much as possible, see mine below.

  1. First you start out with the fiscal dept to get your application
  2. Next go to Cruz Roja on Freemont, hand it to her, she knows what to do. She stamps it. Cost is 250 pesos approx, she gives your a letter.
  3. Next you go to the police station to get his stamp, his cost is approx 250 pesos also
  4. Next you go back to the Fiscal dept to pay, give them all your papers, bring copies (your passport, MX residence card, light bill if your name is on it. If your name is not on the CFE bill, you need a copy of your lease OR bank statement, showing your name and address, they take photo, pay them for how many years you want, then you are handed your license in 5 minutes!

Buying a house in Mexico – How and why

Buying a house in Mexico requires an extensive amount of research, planning, and preparation. Buying property in Mexico means you need to hire professionals who can help you with the property transfer in Mexico.

Although the prices in some areas in Mexico have risen in recent years, you can find and buy property for sale in Mexico for a good price. Mexico properties are mostly cheaper than properties in the US and Europe.

So, if you are moving from New York to buy a house in Mexico, you should consider hiring professionals to help you. An international move is quite a difficult thing to do. Start with preparations as soon as possible, because there is so much to do.

Hiring international New York movers for your Mexico relocation would probably be the best thing to do.  An experienced moving company will help you with your move (handling crossing the border, which is probably the toughest part of the relocation, because of the paperwork), making it smooth and easy. Just the way a relocation to Mexico should be.

How difficult is the property purchase process in Mexico?

There is a system in Mexico for property purchases by foreigners. In the past, foreigners could purchase real estate anywhere in Mexico except the restricted zone. But, today, Foreign Investment Law in Mexico allows foreigners to purchase real estate within the restricted zone.

When you decide to buy a house in Mexico, you can consider hiring a Mexico real estate agent that lists properties for sale. When real estate agents find you a property to buy, you can negotiate the sales price. Then, you need to obtain a permit to buy the property from the foreign secretary’s office.

If you are buying a house in Mexico, as a foreigner you can buy it through a bank trust. The closing coordinator will help you with checking the ownership and insurance and verifying if the property is free of liens. The trust that is created is good for 50 years. With this document, you are ensured that you (the buyer) are the beneficiary of that trust. It is not an asset of the bank, and the government cannot deprive you of your property ownership.

There is another way to purchase property in Mexico. You can do it through a Mexican corporation. They are allowed to buy Mexican property anywhere in the country, but they have to pay higher utility fees. It is a rule for all commercial properties. But, if you want to buy a house in Mexico, you should know that you can buy a residential real estate, but only if you want to rent it. You cannot buy a residential real estate through a Mexican corporation in order to live there.

 

The Most important steps during a house buying in Mexico

  • The most important tip when buying a house in Mexico, in addition to finding a licensed real estate agent, is to hire a lawyer to help you with each step of the purchasing process. In case you intend to hire a real estate agent, the agent should have its own team of attorneys, notaries, closing coordinators etc. So choosing a real estate professional wisely, you are making sure to have all these issues solved in advance.

Other important steps are (the closing coordinator takes care of all the following steps, but we want to give you an insight of what is to be done):

  • An initial written agreement to sell/buy. Like we mentioned, this agreement has the details about the house price and the deadlines for purchasing process.
  • As a foreign buyer, you need to get a permission from the foreign secretary’s office to buy real estate in Mexico.
  • A closing coordinator checks the seller’s property deeds.
  • The official documentation should be given to the notary. This is also a must for a seller. Both of you need to provide your IDs, birth certificates, etc. As we said, the closing coordinator will take care of this and let you know what to prepare.
  • The seller also needs to provide the original property deed, recent tax receipts, and proof that he/she paid all of the utility bills.
  • The seller pays capital gains tax on the property purchase. A closing coordinator will work a strategy with the Notario, to lower the taxes as much as possible.
  • The final payment for your Mexico house is conducted when the property deed is signed over to you at the notary’s office.
  • You can buy a house in Mexico by cash, seller financing, developer financing or through a mortgage broker. The escrow company will give instructions how to wire the money into the escrow account. The closing coordinator will instruct the escrow company to disburse funds at closing.
  • You need to pay the notary’s fees as well as any closing costs during the buying process.

Costs of buying a house in Mexico

Besides the price of the house, there are other expenses. Some of them are covered by the buyer, the others are the seller’s expense.

The Mexico real estate buyer pays:

  • Notary costs
  • Acquisition tax
  • Registration fees
  • Escrow fees (safety for money and used for disbursements)

* A closing coordinator will provide a total estimate of closing costs before the sale goes under contract. The buyer and the seller will approve their costs before moving forward.

The Mexico real estate seller pays:

  • Real estate agent fees plus IVA taxes
  • Capital gains tax

Beside your licensed real estate agent and attorney/closing coordinator, the most important person in your house buying in Mexico is the public notary. A licensed public notary is the main part of all real estate transactions in Mexico. 

The closing coordinator/attorney will ensure that all documents and permits are in order. They also check if the property has liens on the land, or doesn’t have building permits, tax registers, and any land taxes and utilities not paid.

Also, if the property is owned by multiple owners, all the owners who gave permission to sell are checked. So, it is really important that you provide all the purchasing documents to the closing coordinator for certification. Never rely on words and documents which are not valid.

A closing coordinator/attorney handles getting  permission from the foreign secretary’s office for buying real estate in Mexico.

Places to buy a house in Mexico

If you decide to move and buy a house in Mexico, there are many places in Mexico where you can find your new home and peace. There are also places where you can get good deal when buying Mexico real estate. Mexico has lots of great real estate opportunities. Buying a house in Mexico is possible in the big cities but also in the beach resort areas in Cabo, Baja, Puerto Vallarta, Puerto Penasco (Rocky Point), the Mayan Riviera, Mazatlan, Cancun etc.

You can buy a house in Mexico for a second property, for vacation purposes, or you can own a house for your permanent residence or enjoy as an income producing property.

Rocky Point around town Interesting photos

A few months ago, I wrote a blog and posted over 40 photos of Rocky Point stop signs and Rocky Point trees .  I continue to encounter other things, could be weird, odd, funny, interesting,  thought provoking, things that make our city special. I bought a carton of eggs the other day, they are at Sinaloa Fruteria and 30 to a pack and not refrigerated, which is not a problem. I always say I like my eggs fresh with feathers and other things stuck to the shell. Those other things protect the egg from intruding bacteria believe it or not. This one egg had the largest feather so I had to take a photo and add to my “odd” collection of photos.

The dog with the red shirt, I took that photo when I first moved here in 2006, he was a happy dog, a block from Burrito Express, and was in May so it wasn’t too hot yet for him to be dressed. The dog on the roof is not too common here, but it is very common in Puerto Vallarta, when I lived there I didn’t take any photos. The dogs on their back were in my friend’s house, her dogs were just resting, looks funny. Lazy bums.

On Blvd Freemont, as I was driving, I saw this tiny car with a tiny boat, so cute. At the border in Lukeville in front of the post office, a sign was posted a few months ago, no explanation needed.

You will see trucks carrying anything for sale, in this case there was one selling flamingos and the other with partial mannequin bodies.

The sewer drain cover in front of my house is made of plastic and until the city came to fix it, a neighbor put up the stick and plastic bag to warn drivers. My favorite is the yellow sign “don’t throw out your tires here”

Another favorite is the sign in the Malecon when no alcoholic drinks allowed, LOL, love the translation.

I was having a burger at Eric’s burger on Calle 13 last month, and this little girl sat on the saddle, so cute.

The jet ski photo, I couldn’t get the whole thing. It was a truck, pulling the trailer with 2 jet skis, then another 2 jet skis, then a boat with the banana boat on top of that.

Now the truck with the big tire. At the entrance of the Lopez Acevez community I saw a big tire, then we met the Ejido president Pancho, every time he drives up and down the road, he hooks up the tire and drags it to keeps road clear and flat. The little church structure was also in this community and in an owner’s backyard.

Was stopped at the RR tracks yesterday, the train stopped in front of me, apparently had issues with the train car in front of me, the workers were checking on it. Took 20 minutes, but I am patient. As the guy stepped from one car to the next, I got the cool shot mid air.

Beautiful Home at the Beach and Open House-Rocky Point Mexico

WOW!!! I attended an open house last night to view a home at the Costa Diamante gated community. OMG!!! This home is spectacular, I took several photos of the event. It is a brand new listing not mine, but I would love to find a buyer for the wonderful  agent and their owner/seller client. A gorgeous custom built home at a fabulous price, and was so warm and cozy and what I can really say is “eye candy”!! Every time I turn around I find more exquisite details, too many to mention here. Stop signs of Rocky Point. What a fun project to take photos of stops signs today while I was out doing errands.
I thought of this idea a few months ago and decided since I had errands and appointments today, I would get a few shots from my car while out on the streets. Some of them you may recognize, some you cannot even see until you get right on top of them since they are hidden behind a tree or a parked car. Some are placed on telephone poles, some are stand alone, some are higher and some are way low which makes them hard to see. Some don’t have “ALTO” on them. Be on the lookout for unique signs as you are on the streets in Puerto Peñasco, Rocky Point Mexico. I have a favorite. Downtown, on the corner where Telmex and Rocky Imports is. Alot going on in that photo. The Telmex tower great landmark, bicycles locked to the pole, The man selling breakfast tamales from his ice chest, the Green and Blue Tec-Med trash dumpster,
A street sign with both names, and the blue wheelchair ramp, and the unique thing, an available
parking space! When you see one that looks like it has a dog house, at a closer look, it is an altar for someone who may have been killed in a traffic accident on that corner. There are flowers and a candle inside. I had to do a double take to catch that.

In case of emergency we must know as much about our members as possible in order to expedite critical care. We review all the medical records you provide us and conduct our own initial examination for our records.

      2) X-RAYS AND LAB WORK

As a Sandy Beach Medical Services member, you are covered for most lab work and standard X-Rays that help us diagnose your condition, whether it is an emergency visit or not. For example: In some cases an x-ray may be necessary to determine the extent of congestion in your lungs for a cold or bronchitis telling us what medication and treatment will be most beneficial for you.

      3) LOCAL TRANSPORTATION WHEN NECESSARY.

If we determine that you are too ill to be driving yourself to our facilities, and you have no other family members to get you here, we will pick you up and bring you to us for examination. That is a benefit of your membership.

4) DISCOUNT PRICES ON ORAL MEDICATIONS AND MEDICAL SUPPLIES
BASED ON AVAILABILITY.

Many injections are covered by your membership based on our determination of the need. Those medications that are not completely covered are available at steep discounts from our pharmacy or one of our participating pharmacies. In those cases we will pick up the required medications for you and the injection is covered by your membership.

5) WE WILL EVEN COMPLETE YOUR INSURANCE FORM AS REQUIRED, AND  WHERE ELIGIBLE, FOR POSSIBLE EXPENSE REIMBURSEMENT.

6) Sandy Beach Medical Service Members have unlimited access (with proper notice, of course!) to our Doctors, nurses and staff who will assist you back to health with care,  concern and professionalism. Our Medical Service Members are Family to us and we’ve designed this one-of-a-kind program to be fair beyond expectations and to take the fear out of living so far from familiar medical care in the U.S. or Canada.

While unlimited office visits and expert medical care are a big part of your membership benefits, even more important to note is our skill and readiness to take care of you in an emergency. Depending on the situation, our goal will always be to immediately address the condition, whether it is pain, bleeding, broken bones and especially those emergencies dealing with the heart, easily the most terrifying of all emergencies for our patients, and of grave concern to us. This is where Step 1, knowing our members, becomes of utmost importance. The more we know about you during a heart event, the quicker we can get you stabilized, communicate with your primary care physician and arrange for the next step based on his or her collaboration. We are prepared for all this.

As fair as our Medical Services Membership is, there are some actions that may be required, especially during an acute emergency, which just cannot be included in a membership program as affordable as ours.

Those services and emergency medications that cannot be included in the membership are: 1.) Ambulance transportation to the U.S. border; 2.) The rare instances when a specific medical specialist must be called in; 3.) Extraordinary costs of special X-Rays or complex Lab tests; or 4.) Cost of the ultra expensive medication called “Clot Buster” which is sometimes required to save the heart muscle during an acute heart attack at a direct cost of $1,500-$2,000.

The great news is that the Sandy Beach Medical Services Membership program is now available! And it is made available through the many years of persistent study by Dr. Jesus Gonzalez-Gaytan, an internist of unequaled professional ethics and medical skills whose sole intent is to provide affordable and available health services to the community of Puerto Peñasco. He has finally reached that goal with this program.

A full one year membership that includes everything mentioned above and much more has been carefully priced at $700 US Dollars, or $1,200 USD for a couple in same house. This up front payment is a major money saver and includes the IVA tax. Children of paid members under 18 yrs. are included as members. We will accept U.S. checks. Should you need payment help with the $700 or $1,200 USD all at once we offer the following: 2 monthly payments of $360 USD for one member or $610 USD for 2 members, 4 monthly payments of $190 USD for one member or $315 USD for 2 members and 12 monthly payments of $65 USD for one member or $107 USD for 2 members. It is that simple to now have the security of knowing you have a doctor who knows you and cares about your individual welfare. A medical center that you can make an appointment to visit as often as you wish for what is ailing you, or to learn more about your condition. You are considered family!
