Puerto Peñasco’s sandy beaches are accessible and affordable.

Puerto Peñasco, Mexico, was an unknown fishing outpost until the 1920s when Arizonan John Stone opened a hotel and casino targeting Americans who wanted to escape prohibition. Today, this town is known as Puerto Peñasco in Mexico and Rocky Point north of the border. Surprisingly, it got its English name first, in 1826, from a retired Royal Navy admiral who was in the area scouting for precious metals. In the 1930s, the Mexican president renamed the town Puerto Punta Peñasco, later dropping the “Punta.” download

Perhaps the biggest appeal of Puerto Peñasco to American retirees is that this spot is only 62 miles from the U.S. border. That’s just over three and a half hours by car from Phoenix, Arizona, or six hours from San Diego, California.

We Americans often overlook Mexico, because it’s right next door. Sometimes it feels too convenient to qualify as a retire overseas destination. However, that convenience factor is exactly why certain spots in this country can be perfect for both expat retirees and second home owners.

Retirees Living well in Mexico

Here is a short video by CNN about some American Retirees living in Mexico. They are in Puerto Vallarta, where I lived for nearly 3 years. See what one man said how he can afford his 3000 square foot condo on his social security!

Whether you are thinking of Puerto Vallarta or even in the town I am in now: Puerto Peñasco also known as Rocky Point, I can find the perfect retirement or vacation home for you. Did you know you could buy a beach condo here in my town for about $89,000? We are a 3.5 hour drive to either Phoenix or Tucson, so close to the US.

They have a very active social life and say they have more friends in Mexico than they ever did in the United States, mainly because Puerto Vallarta is full of people just like them.

According to local government estimates, there are around 35,000 U.S. and Canadian citizens living in Puerto Vallarta, many of them retired like Mike and Sara.

“We get together and we have happy hours, we have wine and appetizers, we have coffees in different neighborhoods and we get together at different restaurants,” Sara Wise says.

Medical care is another factor they considered when they decided to move here. To their surprise, they found more options for quality health care and at much more affordable prices than in the United States, including procedures like surgeries and advanced dental care.

“The accessibility to the doctors is something that we never experienced in the United States and from what we understand it’s getting more difficult, not less,” Mike Wise says. “And the cost is somewhere between a quarter to a half of what things cost in the U.S.”

Puerto Vallarta has adapted to this relatively new, foreign clientele. Around town, doctors and dentists put out signs in English, and often have English-speaking employees.

Kimberly Altman, 63, a retiree from California who has been living in Puerto Vallarta for three-and-a-half years, says a doctor’s visit is usually $40.

Rocky Point Home Port by Rocky Point 360

At approximately noon on Jan. 29th, accompanied by Port and Merchant Marines Coordinator Guillermo Ruiz de Teresa, and numerous state and municipal officials, Sonora Governor Guillermo Padrés Elías paid a visit to Puerto Peñasco to review progress on breakwater construction of what will become the city’s Home Port.

After hearing technical details about the project, which began in earnest on January 3rd of this year following the project launch in December of 2013, Governor Padrés made assurances this would boost employment and tourism both for the port and Sonora itself. Investment in the project will reach nearly 600 million pesos.

Survey of 1,000 Real Estate Agents Reveals the Top Six Ways to Sabotage the Sale of Your Home

 

Puerto Peñasco/Rocky Point: The most common reasons that a house will not sell in a good market are often well within the control of the home seller according to a recent survey by the ActiveRain online real estate community. In a poll of over 1,000 real estate agents, it was revealed that the top six ways home sellers turn potential home buyers away are: Biggest Home Seller Mistakes_ActiveRain_Full

 

  1. The home is overpriced
  2. It is difficult to set a showing time
  3. The seller is unwilling to depersonalize or de-clutter the home
  4. Unpleasant odors
  5. The seller is unwilling to negotiate with buyers

Robin Miller, a local REALTOR® with Mexican Beach Homes, confirms that these same findings hold true for homes in  Puerto Peñasco-Rocky Point Mexico. “It is up to the agent to educate the seller on aspects of the home selling process that can instantly turn off a potential buyer,” stated Robin. “However, some sellers get on the defensive when you point out their unreasonable price expectations, pets, odors, housekeeping, and other conditions, so it is a very fine line to walk!”

 

Robin reflects on a time when several owners had purchased  vacation/investment properties at the height of the market, counting on the rental income to offset the expenses plus making a profit, were blindsided when the 2008 financial crisis hit. Prices started to plummet, buyers and renters were rare, and sellers were reluctant to price reductions to match the market. Real Estate professionals have the education to understand current market conditions. It is their job to share the truth with the sellers. Often sellers do not listen to the advice of the professional and want to wait until the market picks up, which it always does, in time. But by that time, several owners had lost their properties due to their reluctance, a costly mistake. Now that the market is on the rise again, sellers can only look back and wish they listened to the advice of their Rocky Point Real Estate Professional.
